All you need to make sure is that you are making the right kind of improvements and utilizing your money in making changes which are important for the buyer.

A good bathroom remodel can fetch you 80 to 90 percent of your investment. Similarly, a good remodeled kitchen can guarantee 80 to 90 % returns on your house. More the counter and cabinet space, more attractive and spacious will the kitchen look. Stainless steel appliances are the in-thing nowadays. An island counter is also a great add-on if your kitchen has space. Adding extra burners can turn your kitchen into a chef’s dream and work as an instant eye-catcher.

Making sure that you have good window arrangements (with proper insulation) adds a lot of value to the house. Everyone likes the idea of saving on the utility bills. Isn’t it? But make sure that you don’t throw away money in getting fancy shaped windows, customizing them, which will not add any great value to your house.
Landscaping, manicuring your garden and decorating your outdoors can go a long way in giving a good first impression to all prospective buyers. Make sure that the grass is properly mowed. You can plant some flowers along the pathway to make it look pleasant and inviting. Hanging a few pots at the entrance is also a good idea. You can have some decorations like a small water fountain in the garden.

The key factor is determining what home improvements should be done is to understand that those improvements should matter to the buyer. Adding expensive granite tops may not be a good move since it wouldn’t help much in adding value to your house. Also, remember that your uncommon tastes may not be appreciated by everyone. So don’t experiment with very unique ideas. It will be sensible to stick to the basics.
Don’t expect a return on every change you make. For example, if you install a swimming pool, it might actually discourage a buyer from buying your house because pools require expensive upkeep and a lot of people may not want added responsibility of maintaining a pool.
