Many are not convinced of the importance of the home inspection. For them, it is an unnecessary expense. They will repair the house they acquired cheaply anyway whether an inspection has been made or not. The person who conducts the inspection is called the home inspector. It is his job to check the different areas and features of the house. This includes the plumbing, the structure itself, the air conditioning system, the heating system and water heaters, and electrical systems. They are trained and well equipped to spot irregularities, maintenance issues and other repair necessities. After checking all the key areas and features, he indicates his findings in a report. He specifies in the report the state of the features checked. What needs to be upgraded and what needs to be repaired.

3. After having the property inspected, the buyer is given the chance to hack out or continue with the transaction. If the property has a lot of problems, the buyer can opt out. The seller cannot force him into purchasing it especially after all the problems in the house have been disclosed.

4. It will also prepare the buyers of what to expect. If the inspector says that certain equipment at home can only last for four more months, then they will be able to save and prepare for it. They will also know the different issues they might be facing once they start living in the property.

5. After having the house inspected, the seller can do the repairs needed. Once this is done, he can set a better price for it. This will help lure the buyers to the property. He can also use it to negotiate with the potential buyers.
