Your family have been developers in Mallorca for many years. Tell us about that.
We are a Mallorcan family from Pollença that have been in the construction business for over 150 years. We are now the fourth generation in the business. We are three brothers who work independently running an architectural studio, a construction company and a real estate company, but we also work together for Riusech Development.
What does Riusech specialise in?
Riusech specialises in selling design and quality. We take great pride in investing in ambitious designs and going a step further by using the best materials.
What is the typical profile of your clients?
The developments we build are usually very large apartments with large community areas and swimming pools. We sell these apartments to families with children who are looking for a quiet and peaceful environment for their children to spend their holidays.
To what would you attribute your success?
We sell a very good product of high quality and great value. When you look at the square metre price of our product you will see that it is very reasonable compared to other developments. The reason for this is that we own the complete product, the design, the buildings, the construction and the sales and therefore we invest more in our product than our competitors.
How do you differentiate yourself from your competitors in development & real estate selling?
I would say other developers just do enough, in terms of design and quality, to be able to sell at the proposed price. We go that extra mile. We offer a better and original design and spend more money on the specifications even for the least expensive product. Our family has done that through the different generations. The result of this can be seen when we offer a new product to the market; people will often buy “off plan” because we are doing it and they know they will obtain a specially designed product at a good value for money price.
What is the market like for new and resale luxury properties in Pollença at the moment?
The real estate market in Pollença is very good. There is a lot of demand, but no new land to build on because the building plots are scarce. In my view, the new highway to Sa Pobla will have an impact on the prices of Pollença’s property. It will become more attractive because of its improved access to the airport and Palma, then as the demand continues to increase so will prices as availability of new land to build will be less and less.
