There are many different reasons for replacement of a roof, leakage, rotted ceiling joists, many things. First of the top you need to know how bad the damage is. Obviously, the first place to start would be to step back and look at your roof from the outside. Look for any sags, depressions, and missing shingles. If you don't see anything that stands out, its time for an inside inspection. If you smell any mold or mildew, see cracks to the outside, you should get some help.

You will need to do some researching first. Has anyone in the neighborhood had their roof replaced recently? You should talk to them and see which contractor they used and ask how satisfied they were. Look on the internet, and check roofers in your area.

First thing to expect is that not all contractors are alike, and you will want to get many estimates. Write down as much information as you can when interviewing each one, and make sure you ask questions about roofing materials, how long the job will expect to take and any hidden fees.


What kind of roof you have, sloped, and flat, what region of the country you live in and what kinds of materials are used greatly effect costs. If you live in and area with weather extremes, severe cold, tornadoes, etc. effect costs.

You will want to consult your contractor for the best materials, and then do some checking on your own. You will want the longest lasting, because hopefully then you won't have to replace as often. You may find the cost may be a little higher, but you could save hundreds even thousands in the long run.

Asphalt shingles are perhaps the most common and relatively inexpensive materials, and are usually guaranteed to last 20-30 years, Wood shingles can last up to 25 years, but require a lot of routine maintenance.


There are metal, tile, and terra cotta as well. While a slate roof is the most durable, it is also the most expensive, at up to $40 per square foot. You often find these on more upscale homes, but depending on the quality of the slate, can last up to 200 years.

If you want to do things right it is going to take some time. Even if you need someone to come in and fix a leak, you should get a person who is going to do it right the first time. When looking for a contractor some things to note. Make sure that they have a contractors license, are bonded and insured. Check with the business directory and other places to make sure they haven't had any complaints. A really good indication of a good roofer is how long they have been in business. The longer they have been in business the more experienced they will be. Check all referrals, and if the roofer is unwilling to give these out, move on to the next one.
