Paying attention to the smaller details in your home will make sure that your property is liked by the interested party. After all, first impressions do count and they can make or break the deal. It is important that you invest in your house now so it gets you better returns later at the time of sale. Let’s discuss a few tips that can help you prepare your home for sale.
Tips to prepare your home for a SALE
From the Outside:
• How does your house look from the outside? Are you happy? Would you buy your own home? If your answers are yes to all these questions, then you are off to a good start. If not, then you need to make the necessary changes so all your answers are affirmative. Check for its “street appeal”.
• Make sure the walkways and drives are swept clear of dirt and leave nothing lying around, like newspapers, leaflets, bikes, toys, etc.

• Mow the garden and remove weeds and also try and turn the soil so the garden has a fresh and appealing look to it. The house should look well presented.
• Trim shrubs and hedges for a neat and tidy look.
• Park extra cars on the street or away from the property.
• Replace cracked or broken glass.
• Clean the windows and window covers well to offer a well maintained look.
• Remove leaves and sticks from the gutters and roof and also make sure they are in good condition.
• If there are missing palings or broken fences, then please replace them.
• Ensure that all the doors are well oiled, as is the gate. Make sure all the handles and locks work well so as to avoid delay and an awkward situation.
• Let the buyer get a feeling of space by keeping the grounds clear. Also ensure that the garage is clean and rid of all unnecessary clutter.

• Add some potted plants to add some colour to the garden and make it look more appealing.
• Make sure there is no peeling paint on the outside walls.

From the Inside:
• Make sure the insides are clean and well swept. Make sure all extras, like toys, utensils, papers, clothes, etc, are all cleared away to make the room look tidy and presentable.
• Is the layout of the rooms perfect? If not, then move things around in a way you think will best appeal to a buyer. Move furniture around if necessary to show off the best of the house.
• Touch up peeling paints or chipped walls. If required, apply a fresh coat of paint all over the house.
• Make sure there are no damp spots or wet patches in case of leaking areas. Before selling the house, please repair any leaks and then apply paint.

• Ensure that all sealants, like taps, showers, windows, sinks, etc, are all maintained and work well.
• Make sure that all plumbing and appliances in the house are in working condition.
• Keep pet areas spotless. If you have pets, make arrangements for them outside so that on the day of the open house, you have a spotless house.
• Make sure the bathrooms are clean and shiny. You can polish the bathroom fixtures for that brand new look.
• Repair any small fault that you might sight, like torn upholstery, broken doorknobs, cracked windows, etc.
• Open curtains and windows to allow maximum light and air to filter into the room. This creates a well ventilated and airy space, which is very appealing.
• Have some subtle potpourri or rub some lavender oil onto your door jambs to provide a clean and soothing smell.
• Make sure the beds have clean and attractive linen.
• Have some potted plants in corners so it adds another layer to the whole house.
• Make sure the television and radio are off so they do not interrupt the clients thinking.
