When you rent out your property, you become an instant landlord. Being one gets pretty exciting because you get to manage your property, select your tenants and earn passive income. Any person would want to have this opportunity. However, not everyone have second homes or investment properties for renting.

One thing you should know though is that being a landlord entails various responsibilities. You may have passed on several rights to your tenants but it doesn't mean you will be disconnected with the property all through out. Remember, you are still the owner. You are just giving other people the right to occupy your property but they are still bounded by your rules and regulation. Therefore, it just makes sense that you have to do your responsibilities towards your renters, as they do the same to you. Being a a responsible landlord ensures a good relationship with your tenants at all times.


If you want to become a landlord, here are your general responsibilities:

- Always prepare the property for rent. Before you decide to open it to the market, you have to make sure everything is in good condition. As a landlord, it is your duty to provide a habitable place for your renters. One tip, you can conduct a health, safety and sanitation inspection to make sure your home meet your municipality's standard for rental. However, giving a livable property for you renters should be done all throughout. So do not think that you should stop making personal inspections and performing maintenance repair after the place it is occupied. You may have to make visits to your rental property from time to time.

- There will always be parts of the house that will be damaged due to normal wear and tear process. In the event this happens, you have to fix the damage right away. If you are not around, your tenants can handle the repairs but you should pay for the expenses.


- In renting the property out, you have released a tenancy agreement, which layouts the roles and responsibilities of the tenant and the landlord. Whatever you have agreed to perform, as stated on the document, shall be performed scrupulously. If it says in there you will be paying for the utilities, then pay them when they are due. If you have to perform maintenance, do it on regularly.

- At the end of the rental period, should the tenant decide to move out; you have to return the security deposit. You can return the whole amount within a reasonable amount of time. However, you may deduct any calculated cost of the damages caused by the renter during their stay.

- If there are violations to the agreement, it is your duty to make this known to your client. You have to make verbal and written notices to bring the violation to their attention and demand for them to correct these violations. In the event that they become stubborn about it, you can start eviction but it should be done with court assistance.
