If there is one home fixer upper job that can make just about any home owner's hairs stand on end, it would surely be anything and everything associated with buying, installing, maintaining or removing an HVAC unit. These heating, ventilation and air conditioning units are real beasts within the home: when they're of good quality and installed by somebody with know how, they are among a home's biggest assets; when they're of poor quality, the can be a home's bane. To keep one's self from owning a house of the latter variety, it is important to make sure that each one of the systems that make up the heating, ventilation and air conditioning unit is fully functional, and that the technology is not too old that it could present problems for the home owner.


The potential of something going wrong with an HVAC unit is pretty serious beyond fifteen or twenty years of age (for the unit, that is). Not only is the probability of one or more of the systems malfunctioning in one way or another very high, but there are other problems that come along with having old heating, ventilation and air conditioning units. To be precise, these days it is common for insurance companies to require their customers to submit their homes to a review or inspection so as to be able to discern potential risks associated with a home security plan; old and malfunctioning HVAC units are among the risks they take more seriously during such inspections. As a matter of fact, many companies may refuse to offer a policy (or at least a policy that a home owner would want to ink) if the heating, ventilation and air systems are over fifteen or twenty years old (usually twenty or more, and they also don't like units that have less than five years of actual usage in them). Hence, staying on top of one's unit is incredibly important.


The importance itself of course covers more areas than just being able to get a good home insurance policy. There are other issues at play as well: on the one hand, there is the fact that a functioning unit is crucial to feeling comfortable within the home, with acceptable temperatures and controlled humidity levels; on the other hand, there is a very serious financial consideration at play. Namely, that when people replace their heating, ventilation and/or air conditioning systems for newer ones that include modern energy efficient technology they will be saving themselves a great deal on utility bills for much more than the foreseeable future. Faulty HVAC units can drive electricity bills through the roof, and hence there is an enormous economic incentive to have a good, modern HVAC unit installed at home. Of course, customers need to be smart when they go about buying parts of or entire heating, ventilation and air conditioning unit to make sure that they are not investing in the wrong thing. Energy Star ratings are used fairly widely to judge energy efficiency, and the better the ranking the bigger the price tag will be and the smaller the electricity bills will be.
