Areas that can prove difficult in terms of insurance because of flood risk are Lincolnshire and Norfolk, low-lying coastal areas of North Wales, and sites near major rivers such as the Severn and the Avon rivers.

You will find that nearly all holiday home/static caravan sales are of already sited caravans. The sale will be made either by the owner in the case of a second-hand caravan (with the permission of the site owner), or by the site owner themselves.

You may find it is possible to purchase a site that doesn't have a van upon it and arrange with the site owner to have it sited there. In such circumstances the owners of the site will expect a significant payment for allowing the siting of a caravan as they would have expected to make a profit when selling a sited caravan.


As a result you will pay thousands of pounds more for a sited caravan than an van that is not sited. But you should remember that the need to check that your insurance policy covers you for financial loss should the caravan becomes unusable. If you don't then you could be setting yourself up for an unpleasant double whammy: the loss of rental income while the caravan is being repaired: plus the excess costs for any repairs.

You should also ensure you have liability insurance if you rent out the caravan. In the unfortunate event that someone is injured (or worse) resulting from something for which you are deemed to be at fault, then you face the very real possibility that you could be many thousands of pounds poorer. Liability protection will ensure that any court and medical costs incurred by you as the result of such an accident will not have to come from your pocket.
