First there’s that legal document - the lease. Don’t just sign off assuming leases for all Las Vegas condo rentals are alike. Not true. Know how much can you afford. You generally don’t want your rent to be more than 30% of your income. If it is you should proceed cautiously. If you’ve got a roommate moving in with you can you afford to pay the entire thing if your roommate bails on you?
If you’ll be paying utilities see if past months bills aren’t available to give you an idea of what to expect. Also ask if you will have to put down a deposit with the utility company. If so how much?
Then, too many fail to bother to find out about the neighborhood. Check it out on weekends, in the evening and after dark. Does it seem safe? Are people out and about? What about security?
With condo living you might ask about the percent of units in the complex that are currently rented. Less is more since owners tend to be more stable, quiet and make better neighbors. Also check with the city to see what the crime statistics say about the neighborhood.
Like an apartment you’ll want to inspect the unit noting what doesn’t work or is broken on the lease - with a commitment from the owner to take care of the problems.
Along the same lines be professional when dealing with any Las Vegas condo owner. Get everything in writing since verbal agreements can lead to misunderstandings.
Don’t forget renters insurance. The owners’s insurance will not cover any belongings of yours damaged by fire or water
