The decision to sell your home may seem like a monumental one and it is. The actual act of selling, however, often comes down the small things.
They say the devil is in the details when it comes to selling your home. Their right! It goes without saying that you have to deal with the big issues first. The home must be given a tune-up to make sure everything looks good. The yard most be given some thought and those wild plants must be hacked back to something respectable. Then there is the marketing with brochures, listings and so on. The simple fact, however, is everyone does this. It is common knowledge. The actual sale comes down to the details.
First off, you have to be disciplined about keeping your home clean. In a perfect world, we would all clean up ever room every day. As you know, this is not a perfect world. When you first are ready to list your home for sale, you will undoubtedly have cleaned thoroughly. As the days pass, however, you will start to slip. Beds will be left undone. Clothes may pile up in the washroom and so on. Inevitably, a buyer will want to see the home on one of these days. A messy home gives a negative impression, so try to stick with the cleanliness effort.
Scheduling is the second thing to keep in mind. If a buyer wants to see your home, you need to show it. Putting them off for a few days is a good way to kill their interest. With this in mind, you need to give some thought to anything that might be done to or around your home and scheduling the same. If you plan to work on the car this weekend or refinish some furniture, you should probably hold off until you are absolutely sure nobody is coming buy.
The third area to keep in mind is your yard. The front yard should be sparkling at all times. Many potential buyers will simply drive by the home the first time. If you have bikes, newspapers or something else laying in the front yard, it is not going to give the impression you want.
Finally, it is vital that you keep that seller attitude. We all have bad days, but that doesn’t mean you can expect a seller to accept it. No matter how your day is going, be friendly and courteous to potential buyers. I can’t tell you how many potential sales have died on the vine because the buyer didn’t life the seller. Objectively, it should not matter, but it does.
