Austin, Texas is one of the hottest real estate areas in the country. As with many major markets, sellers are always looking for the competitive edge in selling their properties and in turn, buyers are always looking for that special something that sets a home apart from the others. Different sellers have different takes on what is required in a home sale but one thing is for certain, selling a home is a presentation and should be handled as such. Poorly presented homes can be a nightmare for realtors and heartbreaking for the seller themselves who may not know why their home is not presenting as it should. In such a situation the realtor should confer with the seller and advise them on the necessary changes.



Of all the things one can do to improve their home's presentation the most simple thing is cleanliness. From the top to the bottom and every corner and niche in between the home should be clean enough to eat off of. Homes should present as if nobody lives in them, that they are merely a showcase for the furniture. Now, it will be difficult to remove signs of habitation, but at the very least they can be minimized. Clothing and other personal good should be tucked away neatly in their places as buyers will undoubtedly look through closets and cupboards to see if there is sufficient room for their belongings. To this end it is a good idea to get rid of anything you don't need or are not currently using. This is a great time to get a head start on your packing that will eventually consume much of your time!



Many sellers think about making renovations to improve their selling chances and this can be a good idea, but try not to think in terms of what will fetch a higher price, it's best to think about what buyers will want and what will convince them to make an offer in the first place. After all, what good are renovations if no offers are made? You can renovate all you like but if the home does not come together well as a package and present in a positive way then renovations may prove fruitless. Worry about presentation before renovation.
