You don't have to live in Florida to realize that "Light Sells Homes"! As an experienced stager and model merchandiser, this is something I often share with clients, knowing it can make the difference between their house sitting on the market . . . or being one of the first to sell.



The following is a list of practical tips to insure that a home is as open and light as possible:



* make sure that all shrubbery and landscaping is trimmed back, and that no tree limbs are over



shadowing any windows



* make sure that all entranceways are well lit, open and welcoming



* all windows should be cleaned, both inside and out



* increase wattage of bulbs in lamps, and remember to turn ALL of them on before a showing



Note: GE Reveal bulbs filter out yellow rays common in ordinary bulbs, which will make your colors



appear richer, crisper and more vivid



* make sure that no overhead bulbs are burnt out, and again, that ALL are turned on for showing



* make sure that all bulbs are wiped free of dust that collects over time



* lighting should be balanced, and evenly distributed throughout the room



* use upshot lightinging in dark corners for an amazing effect



* change any wall colors that are so dark they seem to absorb all of the light from the room



* remove any heavy, dark window coverings



* make sure that ALL lights are on for the photographs that will be taken for the internet listing



These are all ways that you can "cheat your way to sunshine." And remember . . . buyers associate a sunny home with a happy home, and a happy home with one they want to buy!
