Real Estate BOOM is over but......!!

I am a 25 year old Network Consultant that has done very well in life as far as money throught various source but never through real estate. I always lived in an apartment and never really wanted to put up with all the hassels of being a home owner until recently. I then realized that people that I know that have bought real estate in the last few years had made a killing. By a killing I mean made 300% on their investment. I know that in this past couple of years the housing market just went crazy but then I realized something. If you have the money to invest in real estate that it is really a no lose situation for the most part. On average a house gains 6-8% of its value every single year and this is not something that has happened in the last few years but has been going on for 100s of years. So I decided to buy a house but it was for family reasons and space not because of money. But even buying my house at the peak of the real estate boom a year later I have 50K equity and I havent even done that many improvments. So my point behind of this is that I think that real estate is a great investment for familys of all income levels. I have heard of some people selling their houses for less then they paid but very few have lost money. Why not invest in real estate instead of buy that 50K car, new boat, or other crap that will never really gain equity. Be smart and invest your hard earned money wisely.
