You’ve probably heard a lot about “staging,” “pricing,” and “advertising,” but do you know what all these terms mean when they pertain to a home sale? The very first thing that you will have to do when you decide to sell your home is to price it effectively. Without proper pricing, your home will never sell ... it’s just that simple.
So, how do you go about pricing your home? Start by looking up other homes in your area (thanks to the Internet, this is now easy to do). Find out what similar homes are currently selling for. Then, think about anything extra that your home may include (fireplace, in-ground pool, tennis court ...), and average in the cost of that one extra thing. Then, come up with a price that you are comfortable playing around with (negotiations are a sure bet) before you settle on the final list price. Once you have done this, you are ready to begin preparing your home.
Make sure that your home is clean (hire a cleaning crew if your home is really dirty), uncluttered, and easy to walk through. Remove any personal items from your home, paint any walls that are unusual in color, and do any necessary repairs. If you want to sink any money into remodeling (usually kitchen or bathroom), now is the time to do this work. Then, ask a friend to walk through the home with a critical eye and write down everything that they point out. Also, don’t forget to spruce up your front, and back, yard. When all of this has been done, it is time to advertise your home sale.
Take the time to advertise anywhere that you can think of. Send out emails, post notes on bulletin boards, place pamphlets in mail boxes, hammer “for sale” signs into your yard, tell everyone that you know, and list your home online with a few good photographs (professional photos are always a good idea). The only other thing that you will have to do is to host an open house, though this is not difficult.
Host an open house on a weekend, make sure your home looks great (look up staging tips), and take the time to brush up on your greeting skills. Hosting an open house will help you to get some great buyers, and you can move on to negotiations from there. If you are in doubt over anything legal (contracts or otherwise), make sure to hire a lawyer to help you out with a bit of the paperwork. Selling your home won’t be difficult, just make sure to take the time to do everything the right way the first time around.
