The BIG question is: how do you find A Realtor who will actually help you SELL your home?

Depending on whom you’re discussing your need for a realtor with; people are bound to have different opinions. Some would say, experience is important but a new realtor can also offer you excellent services as he/she will not only be excited about selling your home, but completely focused on getting the job done well.
However, if experience clinches the deal for you, then by all means let experience be your guide. But, make sure you find out how much of the realtor’s experience is actually in selling homes of value similar to yours. Many agents show allegiance to high value homes, some other stay away from them. So ask questions, dig…dig…dig!
Many wise people may recommend that you work with a big realtor firm, where you have a team of experience professionals who ‘help’ you make the sale. In my opinion, this is not a good idea. Why? Because working with a team of professionals to sell a home is like trying to get a large corporation to do the job and ending up with a heap of questions that no one seems to have answers for.
Maximize your chances of selling your home in a sluggish market by working with ONE realtor who is confident and knows the details of your sale.
Of course, you may feel otherwise…
For us, a successful realtor is someone who can sell ice to the Eskimo! So, he/she needs to be excellent in communication and marketing. Experience is a BIG plus but NOT really a defining factor (it’s a subjective matter). But enthusiasm and, what we term as, the ‘R’ factor are uncompromising elements.
Here’s why we believe that these elements are the KEYS to Your success:
Communication: Your agent should be your source of news; a phone call away; and someone you can count on especially after he/she does a showing of the house. He/she should also be able to give you the best advice on the various aspects of selling.
Marketing: The world is going VIRTUAL! Is your agent a part of this world? Don’t bother with a realtor that has no online presence. Part of the ‘good job’ expectations include the ability to take good photos, writing catchy descriptions and coming out with innovative marketing techniques that go far beyond the jaded practices.
Your home’s web presence should make the home buyers – DROOL!
Experience: It’s a subjective element to look for.
Enthusiasm: Enthusiasm like yawing is contagious (in a good way of course!). When a realtor is excited about selling your home it will be obvious in everything he/she does, right from the marketing strategies to the selling pitch they make with the prospective home buyers. He/she will make sure people HAVE TO see your home!
The ‘R’ factor: is the ‘Realty’ factor. It’s a combination of experience, expertise, knowledge, and assorted skills such as smartness, negotiation, and understanding of the current market. Much like the hyped ‘X’ factor, the ‘R’ factor, for us, is the discriminating factor between a go-getter realtor and one that is all smoke and hardly any fire.
