A lender has to consider many factors when giving a loan and the down payment a borrower is willing to set down can make a big difference. A down payment helps to assure the lender of the borrower's commitment to repayment of the loan while it will ensure that the borrower will get the best interest rate possible and qualify easily for the loan. So, the bigger the down payment the better it will be for you.

By using a down payment calculator you will be able to see how it affects a home loan. A down payment is known as a loan-to-value-ratio or LTV in short. Some prospective home owners have to resort to other methods such as borrowing from friends or family to pay this LTV. In most cases of first time buyers the banks may cancel the down payment altogether provided their credit standing is good.

When there is no down payment the home owner has absolutely no equity in the property and the lender will be running a greater risk. At times like this the interest rate will definitely be higher in keeping with the bigger risk. So, if you are able to furnish a down payment it will benefit you as well as the lender.
