When tenants are late with rent, every landlord would certainly want to do something about it. It’s a matter of taking action on amounts which are past due you as the owner of the property or the manager to whom this duty has been entrusted to. Here are a few tips to make the matter of collection a quicker, easier one which won’t come in conflict with your routine.

Keep cool

If a tenant has been consistently paying in full and on time for the last 6 months, there may actually be no need to worry when it so happens that this same tenant is late with the rent. There could be a valid reason for the delay. Give the person the benefit of the doubt for now. If this person is decent enough, he or she will be the first to approach you and explain why. Collecting from this tenant could just be a matter of time.


If a tenant has been consistently late with paying the rent and the situation seems to be worsening, then it’s time to have a word with this person. Take the initiative to talk to this tenant on what’s going on and what you’d like to resolve at this point. Do it in a cool and one-on-one manner, not in a confrontational mood or in a setting with many spectators. Timing is everything, especially when dealing with erratic-minded people.

Stay calm

All’s well and good if both these types of tenants take your reminders objectively and you get to accomplish your collections on the late rent. But what if the situation gets distorted, and you’re now the one accused of being unreasonable and inconsiderate? The best thing to do would be to stay calm. You wouldn’t want to compromise your own health by giving in to temper flares and hypertension attacks, would you? Focus on your objective and stay calm, knowing you’re in the right and you’re well-protected by the law. Steer clear of being verbally abusive or physically harassing as these can only work against you. Set aside the personal issues that may arise from the conflict, and always bring back the conversation to the main fact which is the necessity for immediate payment of their late rent.


Be collected

If you seriously intend to make a collection at the end of every encounter with delinquent tenants, you’ll have to be collected. Plan then take action. Your initial action should be to remind through a call or message. If ineffective, the next would be to issue a letter of reminder which could be followed by another written notice stating the outstanding balance, the period of stay covered, and the deadline for compliance. The last step would be to issue an eviction notice which you and your state’s landlord protection laws can legally enforce against tenants who are defaulting on their rents.

Face the matter of dealing with tenants who are late with rent by keeping cool, staying calm, and being collected. Only then can easier, quicker collections be a part of your routine.
