Buying Rental Property
How often have you wondered about buying a property for renting out? It is a nice feeling to be a landlord, and if you are game for it, then start planning for it. It is ofcourse not easy being a landlord, as you might feel a bit tired of handling your tenants who might always not be the best to deal with. Do you have enough cash to proceed for an all cash purchase of a property, which you would want to give out for rent? This is the best option, as the rent takes care of your expenses to a certain extent and the property shall give you appreciated returns after a period of time.
In that case, you would probably like to know about purchasing a rental property through a mortgage loan. Not a bad idea, but is fraught with risks. In case you are delayed in finding a tenant or there is a gap between the vacating of one tenant and occupation of a replacement, you are bound to lose money, as you will end up paying the monthly installment payments on your mortgage whereas there shall be no rent to compensate that payment. That is a scary thought, as your savings can get eroded in such a scenario.
If at all you are proceeding to buy one and give out for rent, these points shall come handy while finalizing for the same.
Do your homework: This not only refers to the prevalent purchase rates in the market, but also prevalent rentals in different parts of the city. Go for areas that offer you competitive yet good rentals, especially those which match the monthly installment amount that you shall be paying the lending institution.
Have an able team: Make sure you have a team of competent real estate agent, attorney and a tax consultant to rake care of your various needs that may arise during the deal. The agent should be able to get you tenants for the new house and the tax consultant can help you reduce taxes by planning the rental tenure and expenses related to the rental property. He can also assist in case you are using the 1031 exchange of IRS codes. The attorney can help you with the agreements.
Location and related factors: These criteria are important as these will decide on how easily you can get some one for rent as well as how good the tenant is going to be in dealing with you. You certainly do not want to end up tenanting your house in an area which is notorious or famous for abandonment and related problems.. Hence the history of the area in question is important.
