If you want your own home, but just cannot afford to hire a contractor for a turnkey job, another option to consider is a home building kit.

A home building kit allows you to do much of your own work building your home. Since you are investing labor and time into the home you save money and build equity. This is not an easy task and is called sweat equity.

You will not find everything you need to complete your home in the home building kit. You may be responsible for plumbing and cement work. You will also have to do any groundwork before construction ever begins and will need to get any necessary permits.

Most home building kits have enough materials to get the home "dried in." You will find all the materials to build outside walls and roof. Most of these materials will be precut when delivered to your home. The kit will also include windows and outside doors. The studs for interior walls should also be included.


You may find that you are responsible for everything else. This includes wallboard, flooring, cabinets and mechanical equipment.

Look over a list of materials included in the kit before making your final decision. Calculate what it will cost for the complete home. Be sure that all the work that you are going to have to do will save you enough money to be worth the time and sweat. You can find calculators online that will help to count the cost of completing your home. The company selling the kit may also be able to give you an estimate of those costs.

Remember that you are talking many dollars before signing any contract. Read the fine print.

A home kit may be the perfect answer to your need for a new home. You may also discover that you need to look at other options to find what is right for you.
