Preventing the file of a notice of default is considered as the finest way to avoid foreclosure. The lender files a Notice of Default to fend their interests. If you recognize, you are unlikely to meet your mortgage obligation, the first and foremost thing you must do is call your lender. Don't put it off, be uncomfortable, embarrassed or ignore letters from your lender as those responses will make the situation worse, not better. Based on your situation and adversity conditions the lender might suggest you some options, such as:

• Forbearance: It means the lenders gives you time to make up your payments. He postpones foreclosure and concurs to wait before taking any legal action against you. He makes a repayment plan which may work out and be affordable for you

• Debt forgiveness: Debt forgiveness is another option where the lender forgives a payment or two. The lender provides you a break and wants you to be current after missing the payment. He waives your obligation but it happens very rarely.

• Repayment plan: Repayment plan is extending the missed payments over a longer term. For instance, if your payment is, say, $1,400 a month, the lender may allow you add $300 a month to each payment for a year until you are caught up.

• Note modification: it means changing or modifying the terms of your loan.
The lender may freeze the interest rate before it increases or change the interest rate to a more affordable and convenient rate for you, if your mortgage is an adjustable loan. The amortization period can also be extended by the lender.

• Refinance: Refinance is nothing but adding the back payments to your loan balance. The lender may raise your loan balance to take in the back payments and re-amortize the loan, if you have adequate equity and meet the lender's lending guidelines.

• Partial claim: Partial claim is a process to make a separate loan. The loan is given to the borrower if he meet the specific criteria apply for another loan. This loan will help the borrower to reimburse the missed payments.
