08th October 2009
The $40,000 Washer/Dryer Not giving an inch may cost you a mint in real estate transactions Back in the 1960's, Tarryton Cigarettes had the saying "I'd Rather Fight Than Switch". Personally, I think I would give up my specific brand of cigarette...

The Cache of many Philadelphia Condo Buildings - The path between perception and value is not long

16th September 2009
If the adage location, location, location were as etched in stone as it is etched in many buyers minds, then there would be little price difference between The Wanamaker House Condominiums at 2020 Walnut St., and it's high-rise condominium neighbor, ...

Buying a new construction condo can really try one’s patience. From delays in proposed settlement dates, to varying opinions of what constitutes a finished product, can really be a pain in the butt. Be forewarned- if you are buying new construct...

Floor Height and View of Philadelphia High Rise Buildings Greatly Affect Value

03rd March 2009
Probably the most overlooked effect on value to high rise Rittenhouse Square condos is the view that any particular condominium building offers. And not all views are created equal. Let compare and contrast a few different scenarios. All are based on my o...

Your Parents Sold the House You Grew Up in and You Are Not Welcome in Their Philadelphia Penthouse

07th January 2009
You can never go home again. Especially when your parents have unloaded that five bedroom ranch house in the suburbs in lieu of an urban penthouse in Center City Philadelphia. No longer will you have room in the driveway for your old college car, nor will...

Big-brained idealists with little local real estate knowledge have been breaking ground new condominium developments in record numbers in the past decade here in the US. Not every ground breaking is indeed Ground-Breaking, nor are such events good news fo...

The Best Value in a Center City Philadelphia Condo

01st December 2008
Seems hardly a day goes by that I am not asked for my two cents in the general arena that is Center City Condos. As a professed uni-blab, big-brained know-it-all in this field, I have to confess that I eat, live, breathe, think, and dream downtown Philly ...

Does that Bathroom Grime transfer with title?

13th August 2008
I have been a Philadelphia realtor for more years than most trees have had leaves. I have seen a lot, and few things surprise me. One thing that is a surprise or a disappointment to many buyers though, is the condition that their new, say Rittenhouse Squ...

The Perception of a Piece of Real Estate

19th June 2008
Call me a scared-y-cat, but I wouldn't live next to a graveyard. It kinda' spooks me out. Yeah, I am 47, and all grown up, can do my own laundry. But the idea of zombies from Michael Jacksons "Thriller" video chasing me around my house at night isn't my i...

Are Philadelphia Rittenhouse Square Condos Somewhat Passé?

18th January 2008
Or more appropriately, could I possibly offend an entire subset of Philadelphia Condominium owners if I continue? I think the possibility of both is worthy of consideration. Rittenhouse Square, named after David Rittenhouse- a somewhat famous, if not b...
