The site comprises 14 allotments totalling some 550 hectares or 1,360 acres of gently undulating rural land with 23 wind powered turbines. The land is zoned General Farming and is currently used to graze sheep and dairy cattle. The rainfall is some 20 inches near the coast rising to approx 25 inches to the eastern end of the Property. <br /> <br /> Graham Rogers of Commercial SA Property Group (Adelaide) said that the site is a prime opportunity to grab a substantial land holding in this picturesque locale just off the Main South Road some 1.5 hrs drive south of Adelaide. The land is being sold with a Lease Back to Transfield through to 2028, with a current income of around $AUD 180,000 per annum. Being made up of 14 allotments, it allows the Purchaser to potentially sell off individual allotments or re-subdivide to suit individual needs. Even though Transfield will have a Lease to operate the Wind Farm, the Land Owner(s) will still have virtually a free reign as to how they might use the land including building a home etc.<br /> <br /> Nine of the allotments hold a total of 23 turbines, while the other 5 allotments dip down a little behind the coastal headland, before rising up to the row of turbines at the eastern end of the offering. <br /> <br /> Allotment sizes vary from 19 ha to 106 ha, or 47 acres to 263 acres.
